HOW MANY PARK HOMES AND APARTMENTS WILL BE DEVELOPED?
A total of 40 homes will be built:
14 rental homes
16 park homes
10 apartments, including 2 penthouses. The apartments will be on the ground and first floors; the penthouses will be on the second floor.
WHICH HOMES ARE STILL AVAILABLE?
All homes are still available. Pre-sales started on June 27, 2024.
WHAT TYPES OF OUTDOOR SPACES ARE THERE?
All homes are situated around the Park Garden, a shared outdoor space. You exchange your large private garden for a smaller one but enjoy the collective Park Garden, which is maintained collectively. This ensures that when you return from a long vacation, you won’t be faced with overgrown grass. The focus is on creating a balance between privacy and community, where you can not only relax in your own space but also contribute to a shared green paradise cherished and maintained by all residents.
The front and back gardens of the park homes are located on both the east and west sides to enjoy morning and evening sun. The Apartment Villa is situated on a peninsula, surrounded by the banks of broad water bodies, and is oriented on all sides, with all apartments having very large, sun-oriented outdoor spaces (terrace or balcony) facing south, east, or west.
WHAT DOES THE TIMELINE LOOK LIKE?
On June 27, 2024, the pre-sales of Park Looburgh began:
During this period, you can request a personal meeting with us for more information and to purchase the homes.
You can also get financial advice from Veldsink Advies and a valuation of your current home from Revast Makelaardij.
This period is also meant for indicating your preference for construction numbers and clarifying any reservations regarding financing. This period ends on August 31, 2024.
After this period, open sales will begin.
In September 2024, the allocation and reservation process will start.
Once the allocation and reservation period ends, the reservation period will begin.
During this period, you will have the opportunity to schedule personal meetings with suppliers.
In Q4 of 2024, the Purchase and Construction Agreement will be signed.
The forecast is to start the realization of Park Looburgh in Q1 2025, with a projected completion in Q2 2026.
WHAT ARE THE INDICATIVE PRICES INCLUDING TAX?
Park Homes: Prices range from €589,000 to €619,000 including tax.
Apartments: Prices range from €389,000 to €459,000 including tax.
Penthouses: €789,000 including tax.
HOW ARE THE HOMES FINISHED?
The finish of Park Looburgh is very luxurious and of high quality compared to other new constructions in the region. The price including tax is inclusive of allowances for kitchen, sanitary ware, and tiles (approx. €40,000):
Kitchen allowance: approximately €15,000
Sanitary allowance: approximately €25,000
Additionally, the homes have a luxury finish level (with an added value of approximately €35,000), including plasterwork on walls and ceilings (no V-joints), (hard)wooden window frames, flush doors, double garden doors, enlarged bathroom, enclosed staircase, outdoor faucet, door fittings, design glass doors, fence, gate, fence planting, house number, and exterior fixtures, among other features. This totals approximately €75,000 for luxury finishing.

Yes, pets are allowed.
CONSTRUCTION
IS THERE A BUILDING WARRANTY IN PLACE?
Yes, the contractor building Park Looburgh is affiliated with one of the new build warranty institutions (Woningborg, Bouwgarant, or SWK). This means that if a contractor goes bankrupt, your home will still be completed under the same conditions, but by a different contractor.
ARE THERE TIMES DURING CONSTRUCTION WHEN WE CAN COME AND VISIT?
Certainly, times will be scheduled with the contractor when buyers are welcome to visit the construction site.
CAN I PURCHASE THE HOME IN SHELL CONDITION?
It is possible to have the home delivered without a kitchen or bathroom. You will receive the allowances back through the contractor. Whether a fully shell condition is possible will need to be discussed with the contractor.
PARK HOUSES
IS IT POSSIBLE TO CUSTOMIZE THE LAYOUT OF THE HOME?
On the conceptual sales drawings for each type of park home, structural walls are indicated with thick black lines and cannot be moved. However, the lighter gray walls are optional and can be adjusted. If you have specific wishes, these can be discussed in consultation with the contractor.
The 16 park homes feature spacious living areas on the ground floor due to their width and are designed to be suitable for all stages of life. This means they are fundamentally on one level, with the possibility of a bedroom and bathroom on the ground floor and an open mezzanine in the living room (instead of an extra bedroom upstairs) for an exceptional sense of space and daylight. Additionally, the design already accounts for the possibility of a private home lift, if necessary. However, there is also the option to easily replace the mezzanine with a third bedroom on the first floor, making the home suitable for families again.
WHAT IS THE VIEW FROM MY HOME?
The park homes have two private gardens: one at the front of the house overlooking the park garden, and one at the rear with views over the water features and/or forest. These gardens are oriented on both the east and west sides, allowing you to enjoy both morning and evening sun. The exact view varies depending on the type of park home.
IS THERE ENOUGH PARKING SPACE FOR VISITORS?
Yes, there is certainly ample parking space. Each park home has 2 private parking spaces. Additionally, there are 18 free parking spaces available for visitors.
IS IT POSSIBLE TO DO THE FINISHING OF THE HOME (SUCH AS SANITARY, KITCHEN, FLOOR) MYSELF?
Yes, this is possible. You will receive the full allowance back if you choose a different supplier.
IS THERE A SPACIOUS STORAGE AREA FOR PRIVATE BELONGINGS?
Each home has a private storage area. There is plenty of space to store your personal belongings!
IS IT POSSIBLE TO PARK UNDERCOVER WITH A GARAGE OR CARPORT?
Park Looburgh has a landscape design in which this does not fit.
IS IT POSSIBLE TO CHARGE MY ELECTRIC VEHICLE AT THE HOME?
Yes, definitely. The park homes offer 2 private parking spaces per home, prepared for the installation of a charging station for your electric car. Additionally, each park home has a separate bicycle storage area equipped with power outlets for your e-bike.
CAN I RENT OUT THE HOME?

THE APARTMENT VILLA
IS THERE A LIFT IN THE APARTMENT VILLA?
Yes, there is.
IS IT POSSIBLE TO CUSTOMIZE THE LAYOUT OF THE APARTMENT?
On the conceptual sales drawings for each type of apartment or penthouse, structural walls are indicated with thick black lines and cannot be moved. The lighter gray walls can be adjusted optionally. If you have specific requests, these can be discussed in consultation with the contractor.
WHAT IS THE VIEW FROM MY APARTMENT?
All apartments and penthouses are corner units, meaning each apartment has a guaranteed 270-degree view. Additionally, all apartments and penthouses have very spacious private outdoor areas (gardens, roof terraces, or balconies), so that:
They are oriented either southeast or southwest.
They are designed with privacy in mind: no garden, roof terrace, or balcony adjoins that of another apartment.
They offer a truly unique unobstructed view over the broad water features and/or the Natural Garden.
They are extremely safe, due to their location around water.

WHAT ARE THE SERVICE COSTS FOR THE HOMES?
Currently, the service costs for the Parkwoningen are estimated between €50 and €60 per month. These costs cover general expenses for the collective maintenance of the Park Garden and are dependent on the size of your home and the number of parking spaces. For the apartments, the service costs are currently estimated between €150 and €300 per month, including general expenses for the collective maintenance of the Park Garden.
WHAT IS INCLUDED IN THE SERVICE COSTS?
The budget is based on the following items:
Building insurance (only for apartments and penthouses)
Electricity and water consumption for common areas (only for apartments and penthouses)
Garden maintenance
Cleaning costs for common areas (only for apartments and penthouses)
Maintenance costs for lifts, gates, ventilation systems, etc. (only for apartments and penthouses)

WHAT ARE THE PAYMENT MILESTONES?
The first payment will be made at the notary, covering the costs for the purchase of the land on which the homes are built. After that, the construction costs will be invoiced to you in installments.
